Below are several “dos and don’ts” when selling your house:

Do clean the clutter
When potential buyers come through your home, you want them to see the most of what your house has to offer. Unfortunately, this isn’t possible when your kitchen counters, living room floors, and other spaces are full of clutter.

Don’t make unnecessary improvements
Certain improvements can increase the value of your home, and they are usually worth making. But this isn’t true of every improvement. If a major renovation project won’t increase the value of your home in a big way, it’s best not to do it.

Do set the right price
It’s extremely important the you set your home at the right price. Doing so ensures your property sells quickly while you still get enough money to fund a move or new home purchase. To make sure you neither over- nor underprice your home, look at recent selling prices of similar homes in your area, and talk to your real estate agent.

Don’t limit showtimes
Many sellers allow potential buyers to view their home at times that are convenient for themselves. While this may be easier on you as the homeowner, it reduces the number of potential buyers who want to see your home. As a result, your home may stay on the market longer, and you may not get the price you want.
